Biggest month on record for planning application submissions - Read the report now!

July 2020 saw more than 59,000 planning applications submitted online across England and Wales as the market recovery from the COVID-19 lockdown continues. This figure is the highest recorded in a single month since Planning Portal records began in 2005.

Nationally, applications continue to be around 20% higher than 2019 levels in July, following the same pattern as was reported in the Planning Portal’s Market Insight Report in for June applications.

The regional picture is somewhat more mixed, with the North East performing strongly – up 38% on volumes the same time last year. London and Wales are showing the most modest growth, up 12% and 11% respectively on 2019 figures.

As seen in previous reports, the largest increase in applications came from homeowners, making improvements to their own properties. These types of applications were 30% higher than usual, whereas larger-scale developments are picking up more slowly and remain slightly lower than is usual for this time of year.

This month’s report also features a deeper analysis on residential proposals submitted for Outline consent so far in 2020, giving further detail on the locations of these units, as well as the numbers of existing and proposed dwellings, dwelling types such as flats or houses, and housing categories, for example, market or affordable.
