A location plan indicates to a Local Planning Authority where the proposed development site is located and outlines the property on an OS Map. A site map indicates exactly where within the property you are looking to develop. To understand in more detail the difference between the two types of plans, we spoke to Jonathan Fincher, Business Development Manager.
To help Local Planning Authorities ensure they have consistent and accurate information the Government has issued a document entitled ‘Guidance on information requirements and invalidation’. Within this, they set out the necessary criteria that all site and location maps need to meet to be accepted at the point of application. This refers to features such as North Scale Indicators for direction, Scales to understand size and coloured boundaries to indicate locations. Yes, our plans come in PDF format for home users which can be easily printed using your regular printing software. You will need Adobe Reader to open the PDF format or, if you are using Windows 10 they can be opened in the native Windows app or MacOS preview, for users of Apple computers. Alternatively, if you submit your application online using the Planning Portal Application Service, you only need one digital version and the maps are uploaded prior to submission.
Planning permission is a complex process and planning authorities can reject a planning application for many reasons. If your planning application is rejected and the cause of the rejection is singularly shown to be down to the plan you purchased from TerraQuest and there is a technical issue as to why the plan is wrong, we will work with you to produce a correct plan. Planning applications that are rejected because of user error are unfortunately not covered by this service.
We want to help ensure you are receiving the best customer service and we understand you will want to preview your map before purchasing. Because of this, once you have drawn your plan, you can select the preview plan icon before paying. This shows the plan as it will be produced in the final output.
Yes, you can select to download your map in DWG format, which can be used with AutoCAD v19 or newer. If you are using an older version of AutoCAD, we recommend that you also download the free DWG Trueview software from Autodesk. This will allow you to open and resave DWGs as a compatible legacy version. Download DWG Trueview
Before purchase, if you realise you have made a mistake, you can return to your map and correct any errors using our drawing software, or re-centre your map to the correct location or even change the location of your map. We recommend you sign up for a free user account when using ReQuestaPlan as it will allow you to revisit your plans and click on edit after purchase. Here, you will be able to add or remove items from the plan for free, but will be unable to alter the scale, format, or orientation. Why do I need a location or site plan?

Councils will reject plans that are invalid.
Most planning applications need a location plan which shows the proposal in its surrounding context and a site plan (also known as a block plan) which shows the development in more detail. It needs to display any roads and/or buildings on land adjoining the application site.
You can create and buy your location and site plans and attach them to your online application. If you are not sure whether your plans are suitable or require further assistance you should contact your Local Planning Authority for advice.
